Because our homes range from 70-year-old character properties to houses finished last month, the checklist changes completely based on age:

• In the Older Neighborhoods (Pre-1980s): We frequently encounter ungrounded electrical systems, outdated panels, and original plumbing lines that are reaching the end of their lifespan. Soil settling also causes foundation cracks and shifting, which often leads to poor exterior grading—causing water to pool against the house instead of draining away.

• In the Newer Neighborhoods: The issues here aren't age; they are often the speed of construction. We regularly find shortcuts taken in the attic—like missing insulation or improperly vented bath fans that dump humid air directly into the roof cavity instead of outside, which can quickly trigger mold.
